Upon entering, a spacious hallway sets a welcoming tone, providing access to a sleek shower room complete with a modern cubicle, wash hand basin, and low-level WC. The true focal point of the home is the spectacular open-plan principal reception room. This bright, expansive living space is grounded by beautiful engineered oak flooring and anchored by a contemporary wood-burning stove. Large picture windows to the front and side flood the living area with natural light, while bi-fold doors effortlessly dissolve the boundary between the house and the rear garden.
The bespoke kitchen area is a masterclass in modern functionality and style. Fitted with premium Aisling Kitchens cabinetry (supplied by Burnhill Kitchens) and topped with quartz work surfaces, it has been designed for those who love to cook and entertain. A generous central island houses a Bora induction hob with an integrated vented extractor, while a Quooker mixer tap delivers boiling, chilled, and sparkling water on demand. Twin ovens, a built-in wine rack, a dedicated larder, and high-quality integrated appliances complete the setup, leaving ample room for a large dining table. A separate, well-appointed utility room keeps the main living space clutter-free and provides direct access to the garden.
The home’s accommodation is incredibly versatile. Positioned off the kitchen is a flexible fifth bedroom or playroom, featuring built-in cupboards and peaceful views over the rear garden. An inner hallway leads to four further well-proportioned bedrooms and a stylish four-piece family bathroom, featuring a panelled bath, separate shower cubicle, wash hand basin, and WC.
Externally, the south-east facing rear garden is a beautifully landscaped, sun-trap retreat. Mainly laid to lawn and bordered by flower beds stocked with mature shrubs and vibrant flowering plants, it features both a decking area and a patio - perfect for al fresco dining and summer entertaining. A detached garden office provides a quiet, dedicated workspace entirely separate from the main house. To the front, a secondary lawn is softened by mature planting, while a brick block driveway offers ample off-road parking, an EV charging point, and access to the garage.
Location Guide
Otford sits in the Darent Valley, about three miles north of Sevenoaks, at the point where the North Downs Way crosses the river. It’s a village built around its pond, which is the only listed duck pond in the country, with a High Street of independent cafés, antique shops and old timber framed buildings running away from it. Tudor history, open downland and a direct line into London all sit within a short walk of one another, and that combination is why so many families settle here and stay.
Transport Links
Otford station on Station Road has direct Southeastern services to London Victoria in around 35 to 40 minutes, and direct Thameslink trains to London Blackfriars and the City, with the quickest taking about 45 minutes. Sevenoaks is a seven minute hop down the line, which opens up its fast services to London Bridge, Cannon Street and Charing Cross. Some parts of the north west of the village are closer to Dunton Green station, which also serves Charing Cross and Cannon Street. By road, the A225 runs through the village, and the M25 and M26 are close by for London, the coast and Gatwick.
Education
Otford Primary School is on the High Street and rated Good by Ofsted. St Michael’s Prep is also in the village, a coeducational independent school for ages two to thirteen set on a 100 acre site at Otford Court on the slopes of the Downs, and Russell House is a second independent option within the village. For secondary schooling, Sevenoaks has the Weald of Kent Grammar annexe for girls and the Tunbridge Wells Grammar School for Boys annexe, alongside Trinity School and Knole Academy. Sevenoaks School, Tonbridge School and The Judd School are all within reach for those looking further afield.
Local Attractions
History is close to the surface here. The remains of the Archbishop’s Palace stand near the centre of the village, once one of the great houses of the Archbishops of Canterbury, rebuilt on a grand scale in the early 1500s and later taken by Henry VIII from Thomas Cranmer. The Otford Solar System, built by the village as a millennium project, is a scale model of the planets spread across the parish and makes for a memorable family walk. The North Downs Way and the Darent Valley Path meet in the village, so you can climb Otford Mount for long views across the valley or follow the river north to Shoreham. Kemsing Down Nature Reserve is a short way east, and Knole Park in Sevenoaks is a few minutes’ drive.
Entertainment and Leisure
The Bull on the High Street is the heart of village life, with exposed beams, a fine old fireplace and a large garden that fills up on summer evenings. For coffee there’s Willow and Bean, and Sally’s Cake Emporium is a local favourite. The village also has a convenience store, a pharmacy, a library and a recreation ground, while Darent Valley Golf Course sits just outside. The Memorial Hall hosts everything from theatre and dance to bridge, and there’s a tennis club too. Shoreham, a short drive or a pleasant walk upstream, adds The Kings Arms and The Crown. Sevenoaks provides the fuller offer, with Waitrose, M&S, independent boutiques, restaurants and The Stag Theatre.
